Relocating Fixtures
Shifting the toilet, sink, or shower so the room flows and clearances meet code.
Bathroom plumbing and layout improvements fix the problems a new vanity can’t: the door that hits the toilet, the shower wedged in a corner, the sink you bump elbows at every morning. CJM Builders reworks bathroom layouts and the plumbing behind them in North Reading, MA and the surrounding towns, with licensed plumbers performing the trade work as Massachusetts law requires.
For some bathrooms, the real fix is a new floor plan. Moving fixtures, stealing space from an oversized closet, or widening a doorway can transform how a bathroom lives without adding a square foot to your house. It’s the most structural service within our bathroom remodeling services in North Reading.
You already know the symptoms — the daily frustrations a fresh coat of paint will never fix.
Layout problems are baked in, usually by a builder decades ago working to a different era’s expectations. No amount of redecorating fixes them. Reorganizing the fixtures does, and it’s more achievable than most homeowners assume.
Every floor plan is different, but the moves usually come from the same playbook:
Shifting the toilet, sink, or shower so the room flows and clearances meet code.
Trading a little-used tub for a roomy walk-in via our shower and bathtub installation service.
Absorbing a hall closet or dead corner to gain a double vanity or real storage.
Reclaiming the floor space a swinging door wastes, often the single best move in a 5x7 bath.
Easier daily use and a key aging-in-place upgrade.
When the layout change is ambitious enough, it often makes sense as part of a full bathroom renovation so finishes, lighting, and plumbing are designed together.
Layout work exposes the plumbing — the right time to bring it up to modern standards. In North Reading’s older homes we routinely replace corroded galvanized supply lines that choke water pressure, swap brittle shutoff valves that haven’t turned in decades, update trap and drain connections, and insulate pipes that run along cold exterior walls so they stop flirting with freezing every February.
These fixes cost the least when walls are already open. Done now, they prevent the leak, the pressure complaints, and the frozen-pipe emergency later.
In Massachusetts, moving or altering plumbing requires a permit, and only a licensed plumber can pull it and perform the work — the state plumbing code (248 CMR) is strict on this, and so are we. Electrical changes that come with a new layout follow the same rule with licensed electricians.
CJM Builders manages the whole approval chain through the North Reading building department: permits, licensed trades, and inspections, documented and closed out properly. That paper trail protects you at resale time, when buyers and their inspectors ask whether the work was permitted.
The 5x7 full bath is practically the town standard in the capes, ranches, and split-levels built here in the 1950s and ’60s, and the converted cottages around Martins Pond can be tighter still. Antique colonials near the town common bring a different challenge: bathrooms retrofitted into bedrooms a century ago, with plumbing runs that wander and floors that slope. We’ve reworked these floor plans for more than 30 years, and every project follows our White Glove Five-Step Process™:
We map the existing floor plan, locate the drain stack and joists, and find the usable inches a plan that looks maxed out still hides.
We design the new layout around how you actually use the room — and price a simpler alternative so you can compare.
The plan, the moves, and the timeline are locked into a written estimate before demolition starts.
We pull permits through the North Reading building department; licensed plumbers and electricians perform and inspect the trade work, as Massachusetts requires.
We walk the reworked, fully functioning bathroom with you at a final walkthrough.
Layout and plumbing projects typically run two to five weeks depending on how many fixtures move and what we find behind the walls. Because this work goes deeper than finishes, we scope it carefully up front, and we’d rather tell you about a complication at the estimate than surprise you mid-project.

Relocating a single fixture typically adds about $1,000 to $3,500 to a remodel, depending on the fixture, the distance moved, and access below the floor. Moving everything costs more than moving one thing — we'll price the layout you want and a simpler alternative so you can compare.
If the layout is the real problem, yes. New finishes on a bad floor plan still leave a bathroom that's frustrating every day. Relocating even one fixture can make room for a walk-in shower, a double vanity, or door clearance — improvements you feel every time you use the room.
Yes. Massachusetts requires that plumbing work be performed and permitted by a licensed plumber — homeowners and handymen can't legally do it. CJM Builders' projects use licensed plumbers and electricians, with permits and inspections handled through the North Reading building department.
Often, yes. In older homes the culprit is usually corroded galvanized supply piping or failing valves rather than the fixtures themselves. With the walls open during layout work, we replace those lines and valves — pressure improves, and you've removed a future leak risk at the same time.
